Vermont Real Estate Agent Exam

Need of a License: A real estate salesperson must be licensed by the state of Vermont to represent clients in the sale or purchase of real estate that is located in Vermont.

Who Grants a License:  Licenses are granted by the Vermont Office of Professional Regulation (“VOPR”).

Qualifications to receive a License:  A candidate must complete 40 clock hours of study at VOPR-approved real estate school, pass a school-administered final exam, and pass a state exam.  All candidates must be at least 18 years of age, and candidates wishing to activate their license must affiliate themselves with a broker.  

Applying for the Exams:  Candidates should apply to take the state exam through the Applied Measurement Professionals (AMP) website scheduling page. (AMP is the testing vendor.) For more information, see the Vermont Real Estate Sales and Brokers Examination Program Candidate Handbook.

Test Content:  The Vermont state real estate licensing exam is comprised of two separate portions, the national portion and the state-specific portion. The questions on the two portions will be intermixed and will not appear as separate sections. Five to ten questions disbursed throughout both portions of the exam are considered "experimental" questions and are not scored.  Both tests are comprised of multiple choice questions with four answer choices provided for each question. Test takers are allotted 4 hours to complete both portions of the test.  The exam is presented in a computer-based format, but accommodations for paper-based tests and/or oral testing can be provided with special arrangements.

The national portion of the test consists of 100 questions, and tests the candidate's knowledge of general real estate concepts, including the following subject areas:

Agency Relationships and Contracts
Real Property Ownership/Interest
Finance
Real Property
Marketing Regulations (purchase and rental)
Property Management
Real Estate Calculations

The state-specific test consists of 36 questions, and tests the candidate's knowledge of the state-specific concepts, including the following subject areas:

Real Estate Commission
Licensure
Regulations Governing the Activities of Licensees
Related Laws
Broker Topics

How to Apply for the License:  Candidates must provide the VOPR with the following documents:  (1) completed application and application fee; (2) original Vermont state real estate licensing exam score report(s); and (3) certificate issued by a VOPR-approved school for completion of the 40-hour salesperson pre-licensure curriculum.

Who administers the test: VOPR and AMP.

License Renewal Requirements – A Vermont real estate licensee must take 16 credit hours of continuing education (either online or in the classroom) from a VOPR-approved provider every two years. 

Applicable Regulations:  Real estate licensees in Vermont are regulated under The Vermont Statutes, Title 26 Chapter 41, and the Administrative Rules of the Vermont Real Estate Commission.
