Who Grants a License: Licenses are granted by the Missouri Division of Professional Registration (“MREC”).
Qualifications to receive a License: A candidate must complete 72 clock hours of study (consisting of 48-hour salesperson pre-exam course and a 24-hour MREP* course at an MREC-approved real estate school (search schools here), pass a school-administered final exam, and pass a state exam. (All candidates must submit a full set of fingerprints, and pass a background check. All candidates must be at least 18 years of age. Test Content: The Missouri state real estate licensing exam is comprised of two separate portions, the national portion and the state-specific portion. Five to ten questions (disbursed throughout both portions of the exam) are considered "experimental" questions and are not scored. Both portions are comprised of multiple choice questions with four answer choices provided for each question. Test takers are allotted 4 hours to complete both portions of the exam. To achieve a passing score on the national portion of the exam, the test taker must correctly answer 70 (out of 100) questions. To achieve a passing score on the state-specific portion, the test taker must correctly answer 30 (out of 40) questions. The exam is presented in a computer-based format, but accommodations for paper-based tests and/or oral testing can be provided with special arrangements.
The national portion of the test consists of 100 scored questions, and tests the candidate's knowledge of general real estate concepts, including the following subject areas:
Agency Relationships and Contracts
Real Property Ownership/Interest
Finance
Real Property
Marketing Regulations (purchase and rental)
Property Management
Real Estate Calculations
The state-specific portion consists of 40 scored questions, and tests the candidate's knowledge of the state-specific concepts, including the following subject areas:
General Rules
Licenses
Educational Requirements
Business Conduct and Practices
Disciplinary Proceedings
Computations and Closing
How to Apply for the License: Candidates must provide MREC with the following documents: (1) completed application and application fee; (2) original Missouri state real estate licensing exam score report(s); (3) proof of completion of both the 48-hour sales pre-licensing course and the 24-hour MREP course; (6) a fingerprint card from MREC-approved fingerprinting vendor.

License Renewal Requirements – A Missouri real estate licensee must take continuing education (either online or in the classroom) from an MREC-approved provider. The specific requirements are subject to change, but further information is provided on the MREC website, here.
