Who Grants a License: Licenses are granted by the Maine Department of Professional and Financial Regulation (“MPFR”).
Qualifications to receive a License: A candidate must complete an MPFR-approved "Sales Agent Course" at an MPFR-approved real estate school, pass a school-administered final exam, pass a state exam, be at least 18 years of age, and have graduated from high school or obtained a GED. All candidates must submit a full set of fingerprints, and pass a background check. For more information about qualifications, see the Real Estate Sales Agent page of the MPFR website.
Applying for the Exams: Within one year of passing the school-administered final exam, candidates should apply to take the state exam through the Pearson VUE website scheduling page. For more information, see the State of Maine Real Estate Candidate Handbook.
Test Content: The Maine state real estate licensing exam is comprised of two separate portions, the national portion and the state-specific portion. Five questions on the national test and up to fifteen questions on the state-specific test are considered "experimental" questions and are not scored. Both portions are comprised of multiple choice questions with four answer choices provided for each question. Test takers are allotted 2.5 hours to complete the national portion, and 1.5 hours to complete the state-specific portion. A scaled score of at least 75 is required to pass. The exam is presented in a computer-based format, but accommodations for paper-based tests and/or oral testing can be provided with special arrangements.
The national test consists of 85 questions (80 are scored, 5 are not scored) and tests the candidate's knowledge of general real estate concepts, including the following subject areas:
Real property characteristics, definitions, ownership, restrictions, and transfer
Property valuation and appraisal
Contracts and relationships with buyers and sellers
Property conditions and disclosures
Federal laws governing real estate activities
Financing the transaction and settlement
Leases, rents, and property management
Brokerage operations
The state-specific test consists of 40 to 55 questions (40 are scored, up to 15 are not scored) and tests the candidate's knowledge of the state-specific concepts, including the following subject areas:
Maine Real Estate Commission
Maine Laws and Rules Governing Activities of
Licensee
Law of Agency/Brokerage
Maine-specific Principles and Practices
Maine Land-use Law
How to Apply for the License: Candidates must provide MPFR with the following documents: (1) completed PDF application or online application, and application fee; (2) original Maine state real estate licensing exam score report(s); and (3) certificate issued by an MPFR-approved school for completion of the "Sales Agent Course". All of the required licensing information must be submitted to the MPFR offices within one year of passing the exam.
Fees: The MPFR charges a license application fee.
Who administers the test: MFPR and Pearson VUE.
License Renewal Requirements – A Maine real estate licensee must take 21 credit hours of continuing education (either online or in the classroom) from an MPFR-approved provider every two years.
Applicable Regulations: Real estate licensees in Maine are regulated under Maine Revised Statutes, Title 32, Chapter 114, and the Maine Administrative Rules for the Real Estate Commission.
