Who Grants a License: Licenses are granted by the Kentucky Real Estate Commission (“KREC”).
Qualifications to receive a License: A candidate must complete 96 clock hours (or six semester hours) of study at a KREC-approved real estate school (search schools here), pass a school-administered final exam, and pass a state exam. All candidates must be at least 18 years of age, and have graduated from high school or obtained a GED. All candidates must submit a full set of fingerprints, and pass a criminal background check.
Applying for the Exams: The testing vendor for the state exam is PSI. Candidates for licensure must initiate the FBI Criminal Background report process before scheduling for an examination. Candidates should create an account, and apply to take the state exam through the PSI website scheduling page. Applicants must know the completion date of their pre-licensure curriculum, and the KREC-assigned number of their pre-licensure school (school numbers are listed in Candidate Bulletin). Test Content: The Kentucky state real estate licensing exam is comprised of two types of questions: national questions and state-specific questions. The questions on the exam are intermingled, and not explicitly labeled as "state-specific" or "national". Five to ten questions on the exam are considered "experimental" questions and are not scored. Both portions are comprised of multiple choice questions with four answer choices provided for each question. Test takers are allotted 4 hours (240 minutes) to complete the entire exam. A score of at least 75% is required to pass. The exam is presented in a computer-based format, but accommodations for paper-based tests and/or oral testing can be provided with special arrangements.
The test contains up to 90 questions in the national category (80 are scored, up to 10 are not scored), which test the candidate's knowledge of general real estate concepts, including the following subject areas:

Financing
Laws of Agency
Mandated Disclosures
Contracts
Transfer of Title
Practice of Real Estate
Real Estate Calculations

The test contains up to 50 questions in the state-specific category (40 are scored, up to 10 are not scored), which test the candidate's knowledge of the state-specific concepts, including the following subject areas:

How to Apply for the License: The license application is issued by the testing company upon passing both portions of the licensing exam. The application includes a list of all the documents required for licensure, which is subject to change. However, in the interest of candidate preparation, the following documents will likely be on the list of required documents: (1) completed application and application fee; (2) original Kentucky state real estate licensing exam score report(s); (3) certificate issued by an KREC-approved school for completion of the 96-hour salesperson pre-licensure curriculum; (4)copy of high school diploma, GED or equivalent; (5) original FBI criminal background report or proof and affidavit that the request for criminal background report has been mailed.

License Renewal Requirements: A Kentucky real estate licensee must take 6 credit hours of continuing education (either online or in the classroom) from a KREC-approved provider every year. Further information is provided on the KREC website, here.
