Need of a License: A real estate salesperson must be licensed by the state of Georgia to represent clients in the sale or purchase of real estate that is located in Georgia. Reciprocity licenses are also available for certain candidates who already possess a valid real estate license in another state.
Who Grants a License: Licenses are granted by the Georgia Real Estate Commission (“GREC”).
Qualifications to receive a License: A candidate must complete 75 clock hours of study at a GREC-approved real estate school (or other equivalent education). Search schools here. All candidates must pass a state exam, submit a full set of fingerprints, prove legal presence and pass a background check. Candidates are permitted to take the state exam at age 17, but all licensees must be at least 18. Candidates who possess a valid real estate license in another state may be eligible for a waiver for a portion of the education. Applying for the Exams: The testing company for the Georgia state licensing exam is Applied Management Professionals (AMP). Candidates must complete and submit an electronic licensure application to AMP using special software, which is available at the GREC-approved real estate school where the candidate takes the pre-licensure curriculum. Upon the candidate's graduation from the 75 hour pre-licensure curriculum, the GREC-approved pre-licensure school electronically sends verification of the graduation to AMP. When AMP receives the verification, the candidate is then eligible to register for the state exam. Test Content: The Georgia state real estate licensing exam is comprised of two separate tests, the national test and the state-specific test. If a candidate is taking both exams, questions for both portions are intermingled and do not appear in separate sections. The test does not openly identify whether any question is from the state or national portion. Both portions are comprised of multiple choice questions with four answer choices provided for each question. Test takers are allotted 4 hours minutes to complete the entire exam. If a candidate has been granted a waiver of the national portion of the exam, that candidate is allotted 2 hours to take the state specific exam.
The exam contains 100 national questions (may also include up to 5 national test questions that are not scored); and 52 state specific questions. A candidate must correctly answer 109 questions to achieve a passing score. How to Apply for the License: Upon passing the state exam, a candidate who meets all other statutory requirements for licensure can obtain a salespersons license any one of the four AMP Assessment Centers in the state of Georgia. (See page 17 of the Georgia Real Estate Examination Program Candidate Handbook). Candidates must provide the following documents: (1) completed application and application fee; (2) affidavit of legal presence in the U.S.; (3) a Criminal History Report, which is included in the Candidate Handbook, along with supporting documentation, if applicable; (4)a Sponsoring Broker Statement Form (unless obtaining an inactive license).
Fees: GREC charges a license application fee, which is payable at the AMP Assessment center at the time of licensure, and is subject to change. The amount of the current fee is always posted in the Georgia Real Estate Examination Program Candidate Handbook.

Post Licensing Education Requirements: All new Georgia real estate licensees must take an approved 25-hour Salesperson post licensing course at a GREC-approved school within one year of obtaining the license.
License Renewal Requirements: A Georgia real estate licensee must take 24 credit hours of continuing education (either online or in the classroom) from a GREC-approved provider every 4 years. Further information is provided on the GREC website, here.
